Hello, everyone. I am a newbie here as I have just registered a few minutes ago. I tumbled upon this site as I was browsing the net for any help on executing a conditional deed of sale involving a property which is still a subject of extra-judicial settlement and sec 4 rule 74.

I am a 45 year old mom, a former banker, and hopefully, a future law student by this coming June.

I am presently based in Batangas but might relocate to Manila if my study plans will push through.

I find this site very helpful and I hope more posts will be done around here to help aspiring people like me and others who would like to know more about our law.

Good luck to your future plans on studying law. By the way, I heard that University of Batangas' law school has a good passing rate.

It is never late to study law. I have classmates that are in their 50s and still they opted to study. It is more of a passion and a thirst for knowledge than recognition.

Good luck! If you plan to study in Manila, try Ateneo College of Law, they have a consistent average of 95% passing rate.
