Just bought a property total area 22,995 sqm tapos nang e check ko ang estate record nang previous owner, may isang property na sold last 1975 still under her father's name. Tapos the new owner of that property ay hindi po makapaglabas nang deed of sale kasi deceased na ang tatay nila tapos hindi rin sila makakuha nang copy sa archive office.

Ngayon ang previous owner gusto nilang bawiin ang lupa tapos ngayon ako ang nahirapan sa pag transfer nang title dahil sa estate tax. We don't have an agreement na ako ang babayad sa estate tax nila but to think hindi masyadong mahal ako nalang ang babayad but only the land that I bought not their whole estate.

I ask my agent to ask the previous owner to pay their tax para sa lupa na gusto nilang bawiin kasi ayaw man nilang mag issue nang bagong deed of sale and I will pay the tax for the land I bought from them.

Totoo po bang kailangan kong mag file nang retention dahil sa issue na ito kahit ang nabili kong lupa is less than 5 hectares?
