FACTS:

Comerciante had 5 children. She then bought a residential house and lot which she donated to her children. The deed contained an acceptance and irrevocability clause. Thereafter she executed a deed of absolute sale in favor of Apolinaria.

HELD:

The act of selling the subject property to petitioner herein cannot be considered as a valid act of revocation of the deed of donation for the reason that a formal case to revoke must be filed in court.
