There is a limit in the term of a sublease. In the case Blas vs. CA (G.R. No. 82813, December 14, 1989) the Supreme Court said:

 

A sublease cannot have a term longer than that of the lease to which it is dependent. It terminates upon the termination of the lease, unless the sublease is for a shorter term.
